Has anybody talked to Mr. Up recently? I heard there's a sale pending on the place.

TGPR is up for sale. How much $$$ does ALSCCA have?

Right now, things are a bit unknown. We are working it.

Not enough to buy a race track, but we could get a business loan?

The only hiccup I can foresee is having to actually staff the place and deal with track reservations and basic upkeep.

I thought about that but would want a lot of data from Upchurch in order to develop a business plan.

Isn't Roebling Road owned and run the local region? They maybe a resource.

LOL, Roebling is far from the model you want running your race track. However I think TGPR could be run successfully if the right staff were involved.

Does anyone know what the tentative sale price would be? Are we talking 500k or 1.5M?

It would, in all honesty, be a stellar thing for any club, or person to own. I imagine it would only take a few years of events to pay off and be a pretty decent profit generator.

I'm curious as to why they are selling though. Is the track about to need a massive overhaul or something?

Sale price is ~$800k. The track is in need of improvements. Total investment to improve the surface and add safety is north of 1.5M. That's a tough sell considering you need $36-40k a month year round to keep it operating profitably.

Yeah, but... it doesn't need a repave right away.
$36K-40K a month to be profitable seems way high to me considering the monthly mortgage payment would "only" be ~$4K.
I wonder if that price includes the grounds maintenance equipment and the house.

Price does not include house or any surrounding property. Also, if you can find a private equity partner willing to let go of the money for 4k a month I know lots of people interested in the contact. You're looking at a$9k monthly payment plus operating costs. The hard part of running a race track is the variable operating costs are higher than the fixed costs and require a lot of liquidity to keep them going.
